St Leonards Property with Severe Damp Issues Caused by a Leaking Waste Pipe

We were called to inspect a property in St Leonards after the client reported serious concerns, including bowing ceilings, unpleasant odours, and suspected structural issues.
Upon investigation, it became clear that a waste pipe running through the property had been leaking for an extended period. The damage was extensive: rotten joists, deteriorated walls and ceilings, and a significantly compromised kitchen. Most concerning was the load-bearing wall support, which was originally constructed from timber and had completely rotted away. Had this not been addressed quickly, it could have resulted in a dangerous structural failure.
Our first step was to replace the damaged waste pipe with a new, durable plastic system to stop any further leakage. With the leak resolved, we moved on to the critical structural repairs. We temporarily propped the affected area, removed the failed wooden support, and installed a new reinforced concrete lintel to restore the structural integrity of the property.
With the structure now sound and the area dry, we began the internal restoration works. This included removing all water-damaged materials, installing new ceiling joists, stud walls, and door frames, followed by full plastering and decorating throughout. The result was a safe, dry, and freshly renovated living space.
